*Undertaking the disposal of commercial properties on behalf of receivers.
*Advising several different local authorities on the ongoing development of national roads, as well as the compulsory purchase orders involved.
*Working with a leading property investor to review various auction contracts and identifying potential property development areas of value.
*Advising property developers and planners on the environmental implications of development of properties, and the regulatory issues which need to be considered.
*Advising on site assembly for multi-user developments. This includes handling all necessary legal documentation such as option agreements, development agreements with local authorities, compulsory purchase acquisitions, development agreements with anchor tenants, partnership and joint venture agreements with developers and investors, and termination agreements.
*Extensive experience in the advising of project financing and tax-based property developments such as shopping centres, multi-storey car parks, S.23 type residential developments, student accommodation, educational buildings, crèche schemes and hotels. In all instances – legislation meant that all work had to be completed to very tight deadlines.
*Acting for Clare County Council in the acquisition of assets and services of Shannon, County Clare from the Shannon Free Airport Development Company. This lengthy project followed on from a Government White Paper and involved the acquisition of development and non-development land. It included the drawing up of letting/loan agreements for housing projects and apartment blocks.
